Map Every Drain Below Ground
Our drain mapping service produces a complete picture of the underground drainage network on a property. Using CCTV cameras fitted with sonde transmitters and GPS surface equipment, we record the precise location of every pipe run, manhole and connection, along with the depth, pipe size, material and direction of flow. The finished survey is delivered as a CAD drawing and written report, suitable for use by architects, engineers, solicitors and planning authorities.
On the day, we work through the drainage system methodically, tracing each pipe run from the property boundary to the connection with the mains sewer. Our engineer marks each surface point above the camera location with GPS coordinates, building up an accurate plan of what's below ground. We also note the condition of any pipes inspected during the mapping process, so you get both a location plan and a basic condition overview from a single visit.

Accurate Plans You Can Work With
The CAD drawings we produce are accepted by local authorities, architects and planning departments. Our drain mapping team is ISO 9001 certified, and every survey includes a written report alongside the drawing, giving clients the documentation they need for planning applications, building projects and property transactions. We're fully insured and cover drain mapping projects across Dublin, Kildare, Meath and Wicklow.
Unknown drainage layouts are one of the most common causes of costly mistakes on building projects, cutting into an unmapped sewer during an extension dig can be an expensive and disruptive setback. Drain mapping before works start removes that uncertainty completely. If you're buying a property, planning an extension, or dealing with a boundary dispute where drain positions matter, get in touch and we'll arrange a survey at a time that works for you.
When You Need Drain Mapping
Drain mapping is particularly valuable before any groundworks begin on a site. Knowing exactly where the drains run and how deep they are allows builders, engineers and homeowners to plan excavation routes that avoid existing infrastructure. Old drainage records are often inaccurate or missing altogether, making a physical survey the only reliable way to establish what's underground.
- Before digging foundations for an extension or new build
- Pre-purchase surveys on commercial or large residential properties
- Planning applications where drainage layout is required
- Boundary disputes where drain positions are relevant
- Insurance claims requiring evidence of drainage locations
- Land development and site preparation works
- Any situation where existing drainage records can't be verified

Drain Mapping FAQs
We deliver CAD drawings of the drainage layout, along with a written report covering pipe materials, depths, sizes and flow directions. The CAD files can be shared directly with architects and engineers for use in their own drawings.
Our sonde transmitters and GPS equipment produce positional accuracy sufficient for planning and construction purposes. The map shows pipe runs, manhole positions and junction locations to a level of detail that allows confident groundwork planning.
Yes. Because we use a camera to trace the pipes, we can see their condition at the same time as recording their location. We note any defects in the written report. If you need a full condition survey, we can combine mapping with a formal CCTV drain survey.
It depends on the size of the property and the complexity of the drainage network. A standard residential property typically takes two to three hours. Larger commercial sites or properties with extensive drainage will take longer, and we'll give you an estimate when you describe the project.
Yes. Drain mapping as part of a pre-purchase survey gives you a clear record of where the drains run, which is useful both for understanding what you're buying and for planning any future works on the property.
